Tree roots and your foundation: when you need a root barrier.

That big shade tree is one of the best things about your lot — right up until a dry August, when its roots quietly drink the clay dry on one side of your house and the foundation starts to move. The damage isn't a root cracking concrete like in the cartoons. It's moisture, and it's preventable. Here's how it works, when a root barrier earns its cost, and the half of the fix most people miss.

The number that explains it

A single mature tree can pull hundreds of gallons of water a week from the soil in a dry stretch. Next to a foundation on expansive clay, that's enough to shrink the soil on one side, pull it away from the slab, and start the uneven settling that cracks drywall and sticks doors.

How tree roots actually damage a foundation

Forget the image of a root prying up your slab. In North Texas, the real mechanism is moisture. Roots follow water — they don't hunt for your foundation, they just grow toward the dampest soil, which in a dry summer is often the shaded, slightly-wetter ground near the house. As the tree drinks, the expansive clay on that side gives up its water and shrinks. The soil pulls away from the slab and leaves a void, so that stretch of foundation loses the support it was built to have. And because the drying is uneven — one side parched by the tree, the other still holding moisture — the foundation settles unevenly. Done at the right depth and run, it's an effective and genuinely underused tool here. One honest caveat: removing a problem tree outright can backfire, because the dried-out soil it maintained can rebound and swell once the tree is gone — its own kind of movement.
